Student accommodation in Derby

A small city of just over 250,000, Derby's East Midlands location makes it a great place to be a student. It borders beautiful Derbyshire countryside but is also close to major cities like Nottingham, Birmingham and Sheffield, making it a great base to explore the UK from.

Although it's a one-uni city, Derby Uni's campus is split across multiple sites, with the main campus on Kedleston Road, but also campuses at Markeaton Street, Britannia Mill and One Friar Gate Square - so it's worth considering where in the city your lectures will be when choosing accommodation.

Why use UniHomes?

UniHomes exists to make student living stress-free. We know finding accommodation for next year can be time-consuming, which is why we work with over a dozen Derby letting agents to showcase the city's best student housing from across the market in one convenient platform.

Since launching in Derby in 2020, we've helped thousands of students like you find their next student home - whether you're after a large student house for a group of mates, a flat by yourself, or private halls. It's easy to compare your options and filter by price, area, and number of bedrooms and bathrooms.

The real time-saver, though, is that with UniHomes, bills are already included in the prices displayed. When you move in, we'll set you up with utility suppliers to save you the hassle of setting up accounts with each provider and make budgeting a breeze.

The Derby student housing market: trends explained

The average cost of the Derby student accommodation featured on UniHomes has stayed remarkably consistent over the past three letting seasons, increasing by just £1 between 2024-25 and 2026-27. This is at odds with many UK cities, where student rents have risen in recent years; by comparison, student accommodation here is more affordable than in most cities.

The city centre, Ashbourne Road and Darley are firmly established as the most-searched Derby areas on UniHomes - all three offer close proximity to the University of Derby campus as well as shops, bars and green spaces like Markeaton Park.

That said, Mackworth has risen up in popularity in the 2026-27 letting season to challenge the usual pecking order and is an especially good option for students looking for 3-5 bed houses suitable for a group of friends. By contrast, Uttoxeter New Road, located west of the city centre, has seen a dip in popularity compared to 2025-26.

Did you know?

How many uni campuses include a dedicated crime scene house? Derby's state-of-the-art Forensic Science facility, known imaginatively as the Crime Scene House, looks like an ordinary 4-bed house from the outside. But inside it contains seven unique crime scenes, complete with cadavers and blood spatter, which students have to unravel. Get a tour courtesy of 5 News, which dubbed it CSI: Derby.

What Derby students say about using UniHomes

Angel says:

"It’s very easy to use, you just type in your city and what type of room you’d like (house or apartment), and it shows you the ones available. I also like how it shows places closest to the university of whichever city you’ve picked. Most of the places are also mainly catered for uni students, which makes it so much more convenient to search. I also like how easy it is to contact the housing management for a viewing."

Dilon says:

"Great homes being shown, for affordable prices."
